Who runs the Parks?
A The Parks are Privately run by family companies Sussex Inlet Dunes Resort Pty Ltd (ABN 31 073 486 361) and Snappy Pty Ltd (ABN 60 108 633 110) Both Parks are managed by the owners, who have been operating since 1996. ----------------------------------------------------------- Q Who owns the land the houses are located on? A When you purchase a home, you own the home but not the land. The land is owned by the family companies and you lease the land paying a weekly site fee.(note you do not pay any council rates or charges) ----------------------------------------------------------- Q Is there a lease? A Yes. The lease is a standard lease as recommended by the NSW government under the Residential Parks Act 1998 and Residential Parks Regulation 1999. ----------------------------------------------------------- Q Are there Park site fees? A As at 1 March 2009 site fees will be $90 per week. ------------------------------------------------------------ Q Are there any other costs? A The only other costs are -electricity, gas, water (for each house these utilities are metered and you pay only for what you use at the normal regulated tariff) -public liability insurance (this is often provided by your insurance company at no extra charge when you insure your home) ------------------------------------------------------------ Q Is there any financial assistance available? A If you are a first home buyer then the governments First Home Buyers Grants are available to you with any home purchased in the parks. Rental assistance from Centrelink on site fees and electricity rebates from Integral Energy are available depending on your circumstances ------------------------------------------------------------- Q Are Pets allowed? A Yes, but you must be a responsible pet owner. Your pet must not be annoying to your neighbours. ------------------------------------------------------------- Q What happens if we have visitors and are there any charges for visitors staying over night. A It is your home and you may have as many visitors as you like as long as you are responsible for them and their behavior. There is no Park charge for visitors but there is a cost to you for electricity etc they may use. ------------------------------------------------------------- Q Who is responsible for the maintenance of your home? A The home owner is responsible for the maintenance of the home and the site it is located on. The Park owner is responsible for the common areas, grounds and facilities. ------------------------------------------------------------- Q Is the Park secure? A The Parks have boom gates which are left open during the day whilst Park employees are present. Boom gates are closed in the evenings with home owner having their own remote control. Park owners live on site in both Parks and each Park has a 24 hour phone number in case of any problems or emergencies. -------------------------------------------------------------- Q If the Park is sold what protection does a resident have against loss of rights? A The Resident Parks Act 1998 administered by the NSW State Government provided that a residential tenancy agreement (lease) will continue to be in force with the new Park owner. --------------------------------------------------------------- Q What happens to my home if I pass away? A The home would belong to your estate and the executor of the estate will sell the home or pass it on to your beneficiaries.
